Famco Crown Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Freeport Owner’s Guide

We stock and install Famco-compatible crown repair assemblies for most series, with typical installed pricing running $340-$680 depending on crown size and access conditions. Most Freeport jobs we book are completed in a single visit because our trucks carry the common Famco crown profiles, gaskets, and fasteners. You’ll usually discover the problem after a hard rain, when water starts finding its way past a cracked or separated crown and shows up as a damp spot on the firebox wall or a musty smell that wasn’t there last season.

Which Famco Models This Applies To

Famco has produced crown assemblies across several series over the years, and the right repair depends on which generation you’re working with. The older Famco F-Series crowns from the 1990s and early 2000s used a cast-concrete profile with a stamped metal drip edge, while newer Famco Pro-Line and Select series moved to a pre-cast polymer-modified crown with integrated stainless flashing. The critical compatibility gotcha is the crown overhang dimension: F-Series units need a minimum 2-inch overhang beyond the chimney face, while Pro-Line requires 2.5 inches. We’ve found Pro-Line gaskets retrofitted onto F-Series flues in Freeport more than once, and they leak inside of two seasons because the drip geometry is wrong.

To identify your part, check for a stamped Famco model number on the crown underside, visible from the roof edge, or on the original installation paperwork if you have it. If the stamp is worn away, measure the chimney top dimensions and the crown overhang, and note whether the flue tile protrudes above the crown surface or sits flush. We’re not affiliated with Famco, but we’ve worked with their products long enough to know which aftermarket equivalents from Gelco and Olympia Chimney match OEM spec and which ones to skip. For most Freeport homes built between 1985 and 2010, we can source the correct assembly same-day from our regular suppliers.

Signs Your Famco Crown Repair Is Failing

  • Water staining on the firebox ceiling or side walls. The crown’s primary job is to shed water away from the flue opening. When the crown cracks or the seal between crown and flue tile fails, water follows the path of least resistance straight down the flue. In Freeport, we see this accelerate after freeze-thaw cycles, which is why the problem often announces itself in late February or early March.
  • Spalling or flaking on the chimney brick faces below the roofline. A failed crown lets water soak into the masonry beneath it. That water expands when it freezes, popping off the brick face in thin layers. We’ve replaced crowns on homes near the Freeport Recreation Center where the spalling had progressed three courses down before the owner noticed the real source was above, not the wall itself.
  • White efflorescence staining on the chimney exterior. That chalky white residue is mineral salt left behind when water moves through masonry and evaporates. It means water is getting in somewhere, and on an otherwise sound chimney, the crown is the first place we check. Famco crowns with separated flashing are especially prone to this because the water entry point is hidden beneath the metal edge.
  • Deteriorated mortar joints in the top two or three courses. Water that slips past a cracked crown doesn’t just run down the flue, it also saturates the crown bed and the mortar below it. Those joints turn soft and crumbly while the rest of the chimney looks fine. We call this “top-down rot,” and it’s a signature of crown failure on older Freeport colonials with original Famco caps.
  • The crown itself sounds hollow when tapped. A sound Famco crown, whether cast concrete or polymer-modified, should give a solid, dense knock. If you hear a hollow or drum-like resonance, the crown has delaminated from its base or developed internal voids from water intrusion. This is past the point of patching, it needs replacement before the next hard rain.

Replacement Cost & What’s Included

For a standard single-flue Famco crown repair in Freeport, our installed pricing breaks down as follows:

  • Small crown (up to 24″ x 24″): $340-$420
  • Medium crown (24″ x 24″ to 32″ x 32″): $420-$540
  • Large crown or multi-flue assembly (over 32″ x 32″): $540-$680
  • Scaffolding or steep-roof access surcharge: additional $80-$150

What drives the range is crown size, whether the flue tile needs resetting or replacement, and how many courses of deteriorated mortar we find once the old crown comes off. Every estimate includes removal and disposal of the failed crown, surface prep of the chimney top, installation of the new Famco-compatible assembly with proper flashing integration, and a water-test before we leave. Our 90-Day Done Right Promise covers the work in writing, no arguing. The number on the estimate is the number on the invoice.

DIY or Call Us?

There’s a safe middle ground here. A homeowner can check the crown for visible cracks from a ladder or binoculars, and can tap-test for hollowness with a broom handle if they’re comfortable on the roof. What you cannot safely do is remove a failed crown yourself. The old unit weighs 80 to 150 pounds, it’s positioned at height, and the demolition disturbs the flue tile and surrounding masonry in ways that require immediate, proper resetting. We’ve been called to Freeport jobs where a well-meaning owner cracked the flue tile trying to pry off the old crown, turning a $400 repair into a $1,200 flue rebuild.

We’re also not fans of the bucket-mix crown patch kits sold at hardware stores. They don’t bond reliably to Famco’s polymer-modified surfaces, and they trap water instead of shedding it. If the flue’s not right, the fire’s not right. It’s that simple. Call (631) 735-5125 and we’ll give you a straight answer on whether yours needs attention now or can wait until your next scheduled sweep.
